Who Is the Developer Behind Shore Club Private Collection?

Shore Club Private Collection is developed by Witkoff, the New York firm behind the Park Lane Hotel and One High Line, with Monroe Capital as capital partner. Coastal Construction is building it, and Auberge Resorts Collection operates the resort and residential services. Here is the track record, and why it matters to a buyer's risk.

In pre-construction, you are not buying a building; you are buying a developer's promise to deliver one. I tell every client to underwrite the sponsor before falling in love with the renderings. So here is the sponsor.

What is Witkoff's track record?

Witkoff is a multi-decade New York developer whose portfolio runs through Manhattan trophy assets and large-scale luxury projects including the Park Lane Hotel on Central Park South and One High Line in Chelsea. The firm's pattern is acquiring irreplaceable sites and pairing them with marquee designers.

That pattern is exactly what happened here: an irreplaceable, landmarked three-acre oceanfront site, paired with Robert A.M. Stern Architects on his first oceanfront condominium anywhere. Developers reveal themselves in their hires, and the hiring on this project, Stern for the residences, Brian O'Sullivan Studio for the Auberge interiors, Island Planning Corporation for the gardens, is top-of-market across every discipline.

Who is Monroe Capital, and why does the capital partner matter?

Monroe Capital is an institutional asset manager acting as Witkoff's capital partner on Shore Club. A capitalized sponsor does not need fire-sale pricing or construction shortcuts to reach the finish line, which is precisely what a pre-construction buyer should want.

The practical evidence is on the ground: with the collection over 85 percent sold, the project's sales cycle substantially de-risked itself before vertical construction, and the foundation pour was completed in late 2025, roughly 1,100 cubic yards placed in one continuous operation. Projects fail in the gap between sales promises and construction reality; this one has already closed most of that gap.

Who actually builds it?

Coastal Construction, the Florida contractor behind a long list of the state's luxury condominium and hospitality deliveries. For buyers, the contractor's balance sheet and bench matter as much as the architect's drawings, because they determine whether 2027 means 2027.

Coastal is as experienced as it gets on Florida oceanfront work, including the specific challenges of building around a landmarked structure. Restoring the 1939 Cromwell House while erecting a 20-story tower next to it is the hard version of this job, and it is the part of the project where contractor selection shows.

What does Auberge bring as operator?

Auberge Resorts Collection operates both the 75-suite resort and the residential service program: Director of Residences, butler, in-residence dining and spa, housekeeping, and valet. Luxury Travel Intelligence ranked Auberge the number three luxury hotel brand in the world.

Operator quality is a resale variable, not just a lifestyle one. Buildings keep their service reputation for decades, and 49 residences supported by a five-star resort's staff is a ratio that almost no branded building in Florida can match. Residents also carry Social Membership to Shell Bay Club, Auberge's club property, with its racquet club, yacht club, and restaurants.

What does all of this mean for a buyer?

Sponsor risk at Shore Club is about as low as pre-construction gets: a capitalized New York developer with trophy-asset experience, an institutional partner, Florida's premier luxury contractor, construction underway, delivery scheduled for 2027, and 85 percent of the sales risk already retired. What remains is selection: six residences, $4.85M to $17.5M, each with its own case.
