When a buyer tells me they want new construction on the sand in Miami Beach, these two projects end up on the same shortlist almost every time. They deserve to be compared properly, not with brochure language.
How do the architects' visions differ?
Stern builds in the classical tradition: limestone-inflected facades, symmetry, rooms with defined purposes, the language of 220 Central Park South brought to the ocean. OMA builds sculptural modernism: expressive form, glass, flowing space. These are opposite answers to the same question, and buyers self-select fast.
The relevant fact for Shore Club is that no Stern oceanfront condominium has ever existed anywhere. His Manhattan buildings hold resale premiums over their glass neighbors cycle after cycle, and the buyers who understand that arbitrage are exactly who has driven this collection over 85 percent sold. The Perigon's argument is different but real: OMA's name carries global design weight, and the tower's form gives nearly every residence a distinct footprint.
How do the sites compare?
Shore Club sits at 20th and Collins on three landmarked acres in the five-star corridor, adjacent to The Setai and a block from the future Bulgari and Rosewood. The Perigon sits further north on Collins with its own beach frontage. Both are true oceanfront; the difference is the neighborhood ecosystem around each.
The stretch around Shore Club is absorbing more than $4 billion in development, nearly all of it hospitality at the very top of the market. That concentration of five-star flags within walking distance is unique in Florida, and it compounds: every new flag raises the floor under the residential values between them. The trade-off is candid: 20th Street is central Miami Beach, livelier than the quieter blocks north. Buyers who want more seclusion should weigh that honestly, and I say so on every tour.
How do the service models differ?
Shore Club's services are run by Auberge Resorts Collection, with a 75-suite resort next door and a dedicated Director of Residences for 49 homes, plus Shell Bay Club Social Membership. The Perigon runs a private amenity program without a hotel flag, which some buyers specifically prefer.
The hotel-adjacency question splits buyers cleanly. With Auberge at Shore Club you get in-residence butler, dining, catering, spa treatments, and a resort's staffing depth, while keeping a separate residential entrance on 20th Street so the arrival experience never mixes with hotel traffic. A flagless building like The Perigon offers total privacy but carries its full amenity payroll on residents alone. Neither model is free; they are different line items on the same budget.
What about scale and scarcity?
Shore Club: 49 residences across a 20-story tower, the restored Cromwell House, and one Beach House. The Perigon: a single contemporary tower with a larger residence count. Fewer homes per acre and per staff member is Shore Club's structural advantage; more line variety is The Perigon's.
Scarcity also frames the record: Shore Club's penthouse reportedly sold for $120 million, the most expensive home sale in Miami history per The Wall Street Journal. Records are not a reason to buy, but they mark where the deepest capital in the market chose to land, and that choice tends to protect the values beneath it.
Which one should you buy?
If you want the only Stern oceanfront building that will ever be a first, resort-grade service, and landmark provenance, Shore Club is the answer, and the remaining six residences run $4.85M to $17.5M.
