Shore Club Private Collection's current release spans six residences from $4,850,000 to $17,500,000: three in the oceanfront collection and three full-floor residences in the restored Cromwell House. This is the unit-by-unit read, including the comparisons the price sheet does not make for you.

I compare residences at the unit level, not by price per square foot, because at this end of the market the question is never what a foot costs; it is what the specific home gives you that the one next to it does not. Here is the current sheet, and what I would actually tell a client about each line.

What does the full current release look like?

Six residences. In the collection: Residence 3D at $4,850,000, Residence 5C at $6,250,000, and Residence 4B at $10,150,000. In Cromwell House: Residence 4 at $11,250,000, Residence 5 at $11,000,000, and the 6/7 duplex at $17,500,000.

Which two-bedroom is the better buy, 3D or 5C?

3D buys outdoor living: a 978 SF terrace, nearly a third of the home, for $1.4 million less. 5C buys elevation and 277 more interior square feet. Neither is wrong; they are different homes that happen to share a bedroom count.

The 3D terrace is the kind of outdoor room that Miami Beach buildings drew in the 1990s and mostly stopped drawing: deep enough to dine, lounge, and plant. If your life happens outside, 3D is the value in this release. If you want the higher line and a more conventional interior-to-exterior ratio, 5C is the cleaner fit. On a call I can tell you what each looks toward, which matters more than either number.

Where does Residence 4B sit in the market?

At $10,150,000 for 3,645 total SF, 4B is the three-bedroom entry into a Stern oceanfront building, priced below every Cromwell House option. Against the beachfront three-bedroom field in Miami Beach, its differentiators are the architect and the 49-residence service ratio.

The honest comparison for 4B is not inside Shore Club, it is against the three-bedroom lines at the other oceanfront pre-construction on the beach. What the others cannot offer is the Stern name and a building where 49 homes share a five-star resort's staff. What they can offer, in some cases, is a newer-line view premium or a lower entry. That comparative read, against the true comps, is exactly the conversation to have before writing a contract, and it is the one I do with clients line by line.

Why is Cromwell House priced at a premium?

Because Cromwell House is a restored 1939 landmark with single-digit supply: full-floor living, private elevator arrival, no shared corridors. Residence 5 at $11,000,000 is the sleeper: the same 3,318 SF interior as Residence 4, priced $250,000 lower.

Between the two simplexes, Residence 4 adds a 186 SF terrace and sits a floor lower; Residence 5 trades the terrace for a floor of elevation and a lower price. The 6/7 duplex is its own market: 4,924 total SF across the top two floors with a private pool, at $17,500,000. For context, the collection's penthouse sale reportedly reached $120 million per The Wall Street Journal, the most expensive home sale in Miami history. The duplex is the last piece of Cromwell House's top, at roughly a seventh of that number.

How does the 85 percent sold figure affect a buyer today?

Late-cycle inventory in a sold-out-trending building behaves predictably: the developer holds price on the last units and reprices upward when a line clears. The entry point available today is the lowest it will be from here forward, and the selection is what it is.
